Nittendorf is planning a new residential area: decision to set up Goldberg Süd!

At its meeting on September 16, 2025, the Nittendorf market council passed the decision to draw up the “Goldberg Süd” development plan and the 13th amendment to the land use plan. This decision was announced on October 16, 2025. The new development plan represents an important step in urban development as it envisages the conversion of an agricultural area into a residential area. The site plan, which shows the scope of the development plan and the land use plan, can be viewed during opening hours in the market administration town hall, room 20, Am Marktplatz 3, 93152 Nittendorf. Opening times are Monday, Tuesday, Wednesday and Friday from 7:30 a.m. to 12 p.m. and Thursday from 1 p.m. to 6 p.m.

The development plan is drawn up as part of a two-stage process, which also requires the approval of the land use plan. The latter represents a long-term planning tool for urban development, which usually lasts around 10 to 15 years. The development plan also regulates the type and extent of structural use of a specific property and provides detailed guidelines for future construction. According to the new Umfis standard, which was adopted in 2017, municipalities in Germany are obliged to publish building plans online in order to offer citizens more transparency and access to such documents.

Citizen participation and planning

Citizen participation plays a central role in this planning process. Legal requirements promote the involvement of the public in order to create transparency and strengthen the dialogue between administration and citizens. According to the requirements of the Building Code, every development plan must take public participation and minimum requirements into account. This helps ensure that urban planning also meets the needs of the population.

Area management, which is important for the efficient use of spatial resources, is integrated into the land-use planning processes. Today, urban planners are faced with challenges such as climate change and demographic change. It is therefore necessary to pursue innovative approaches and to train employees accordingly.
