On September 12, 2025, the Sünching local council decided to draw up a development and green space plan for the “ Fabrikstrasse residential complex”. This plan refers to the former agricultural farm at Fabrikstraße 1 in Sünching and is being drawn up using an accelerated procedure in accordance with Section 13a of the BauGB. The first draft of the plan will be available for public review from September 17, 2025 to October 17, 2025.

The scope of the construction project includes the properties with the area no. 1353/2, 1353/6 and partly 1338/2 and has a total area of ​​3,875 m². The aim is to designate a mixed area that makes areas usable for internal development again, in particular by building a residential complex with 14 barrier-free residential units. The planning also stipulates that the maximum wall height of the buildings is 10.5 m and up to three full floors are permitted.

Environmental and emission protection

Some of the areas in the development plan are used commercially, while parcel 1653/2 is currently fallow. Depending on the transport connection, access via Fabrikstrasse in the east is guaranteed. The water is supplied via a connection to the municipal water supply, while waste water disposal is regulated via the municipal wastewater combined sewer.

A sound engineering report has confirmed that noise emissions from rail traffic can exceed the emission limit values. In order to minimize negative impacts on the environment, the planning includes measures to avoid and reduce such effects. This includes, for example, planting trees to green the building area. The preparation of air pollution control and noise action plans will also play a crucial role in analyzing the air hygiene situation and noise problems, as Planungshilfen Bayern explains.

Particularly relevant in this context is the 39th BImSchV, which sets emission limits and target values ​​for air pollutants. If these limits are exceeded, air pollution control plans must be drawn up, which must also be incorporated into the land-use planning. It is important that the precautionary principle from Section 1 Paragraph 6 No. 7h, c and e BauGB applies to ensure the best possible air quality.
